           Please Read All of the Following Information....

* Sellers are flexible on the settlement date but would prefer to have an approximate 30 day settlement date.

* All contracts must include a buyer's financial  statement, and a lender's letter. Direct endorsement lenders are preferred. The loan officer's name, office phone number and cell number must be included in the letter.

* Please use MAR contracts and include the Montgomery County Jurisdictional Addendum

* Earnest Money deposit must be at least $5,000.

* Financing  Commitment contingency -
approximately 15 days.

* Home Inspections contingencies- no longer than 5 days.

* No home sale contingencies.

* Sellers prefer settlement at local settlement office.  Mainstreet Settlements in Olney, Home Settlement Centre ( Olney), Classic Settlements (Silver Spring or Gaithersburg), Village Settlements (Gaithersburg) or  Universal Settlements (Rockville).


We have a definite preference for hand delivered original contracts.
